The property has beautiful views in every direction, from the mountains to the sunsets. We also loved seeing so many colorful birds visiting the lanai.
The location is excellent. It is within walking distance of Puʻu Poa Beach, one of my favorite spots on the island, and only about five minutes by car from groceries and other conveniences in Princeville.

Love our time in this one! A perfect basecamp for north shore adventures on Kauai and right across the street for stunning ocean views and a close hike down to excellent snorkeling. My favorite part was the deck and the colorful birds that came to visit each morning.
Princeville Basecamp
Jeff · Apr 2026
We stayed here as our basecamp to shoot an episode of the PBS travel series "Outside Beyond the Lens". It was perfect for our small crew to hit all of the north shore destinations. Love the back deck views and bird life and only a quick shuffle out the front door to watch the whales! Bed was great and shower head in the master bathroom almost came home with me. Really enjoyed our time on island and glad we chose #33 for our stay!

This apartment is beautiful, spacious, and very comfortable. We enjoyed the views of the mountains, starry ski, and tropical vegetation from the windows and balconies. The location is outstanding for a relaxing, quiet vacation. It is very close walking distance to beaches, a 10 minute drive to grocery stores and restaurants. Close to many beaches, trails and hikes, as well as attractions like botanical gardens, tours and Haena State Park. We walked across the street every night to watch a stunning sunset. I would recommend this place and would only stay here if I ever returned to Kauai.
Just perfect
Alina O. · Jun 2025
Due to late booking, we used three locations for our vacation which actually worked perfectly as we focused our outings by area. This location in North Shore was by far our favorite. The highlights were right across from the most amazing sunset, while the other side of the house had complete opening into the views of the mountains, which came with rainbows and numerous birds. Absolutely perfectly clean, everything worked very well, we even got to use the grill on one of the nights on the balcony, which was very convenient and homey. Also best of all, we were able to walk to the best snorkeling beach on Kauai in our opinion which was Hideaways beach. Also a lovely walk to the 1 Hanalei hotel and its restaurant as well as lovely views into the Hanalei Bay. Look forward to going back. PS the washer/dryer were perfect for the Red dirt there :)

John · Jun 2025
We enjoyed staying at the property. The location and views are what makes this place so nice. Easy access to North shore attractions and food as well as great views of the mountains and a view of the water from the kitchen table. Perhaps a bit of paint touch up needed in a few spots, but overall a great place to stay.
A Great Location!

This location cannot be beat! Walk a short distance across the street to a sunset each evening that is amazing. Parking steps away from the front door! Sit on the deck and hear and see all types of birds! Comfy beds and furniture and everything you need! Highly recommend! HI is beautiful!

A dream rental
Eran · Apr 2025
This rental is better than advertised. The views from the back porch were PHENOMENAL. Cliffside ocean steps from the front door.
It was stocked with everything you might need plus some… including beach chairs, cooler, binocularsand snorkeling fins of various sizes.
They also supplied yummy soaps, conditioner, shampoo and lotions.
I HIGHLY RECOMMEND this beautiful retreat and loved our stay immensely.

This is a great spot for relaxing. It is a down-to-earth home. If you're counting on A/C and perfection, it might not be the place for you. But if you can appreciate the location and know it's not a 5-star hotel, then you'll get exactly what you need here.
Walking distance to 2 beaches. Walking distance to a golf course. And you can watch the sunset from the front porch, step across the street to see if the waves are good for surfing at Hideaway beach.
Just keep in mind that while the place may be in need of updates, you can't beat the location. It's a jewel.

Darling Villa, Stunning Views, Lovely private bedrooms downstairs
Kristen P. · Oct 2024
Friend and I stayed 3 nights here after staying in a little old house in Hanalei bay for 3 nights. We absolutely loved this villa for it's breathtaking views, balconies, gorgeous bedrooms, jungle noises, and location across from the ocean bluff with wonderful sunsets. It was roomy, especially for the two of us, clean, and nicely appointed. True, no a/c which would have been great, but for us the fans were fine. You have to make your way though a golf course and other lodgings, but this one feels very private and safe. I would book this place again and stay longer. Thank you managers and owners, please send me a discount code and I'm coming back next year for at least a week!!! 100 percent recommend.
Breathtaking views all around, clean, great location, so darling!
Kristen · Oct 2024
My friend and I stayed for 3 nights and absolutely loved this place. We felt pampered with the separate bedrooms and bathrooms, and cute balconies. The views are spectacular- the ocean view across the street is popular for sunset watching, the jungle noises at night are so cool. If I go back to Princeville or Hanalei I would 100 percent go back to this wonderful villa. Very clean, beach chairs, a cooler, an electric grill on the balcony, views everywhere- it doesn't get much better than this.

Wonderful stay in Princeville
Paul · May 2024
This property is ideally located for north island visits to Hanalei and the Napali coast. Although we had a good deal of rain during our April stay, we trekked to the south side of Kauia for sun, beach time, and a Waimea Canyon visit. This cottage was ideal for our party of four with space for privacy, cooking our own meals, and enjoying time on the lanai.
Paradise in Princevile
Kiera R. · Apr 2024
Loved our stay at HBV. The location was perfect - gorgeous mountain and waterfall views off the primary bedroom and living room balconies (with tropical bird visitors every morning), ocean views from the breakfast nook, and across the street from a lookout to Makana. Hideaways Beach and the 1 Hotel Hanalei beach were close too. We were appreciative of the liquid hand soaps in every bathroom, generous samples of shampoo, conditioner, lotion and shower gel too. Having a washer and dryer in the unit was key - extra bonus for the detergent pods in the unit for us to use. We also made use of the beach chair with backpack straps and took it to the beach with us several times. Unit was clean but could use a deeper cleaning (floor while swept needs a good scrub as do the stair rails, curtains need a freshen up). We know to expect bugs in Hawaii, so we kept the kitchen clean and everything in the fridge, but ants were frequently in and around the sink whenever we returned. Just something for future tenants to be aware of. We found the unit perfect for our needs and couldn’t get over the location - we’ve been to Princeville/Hanalei many times before and think this is our favorite property yet! Mahalo!

A lovely, well-maintained and located condo on the North Shore
JOB K. · Nov 2023
Just concluded a six night stay in this condo. White glove clean. Bravo. For those that know the North Shore this condo is perfectly located in Princeville just east of Hanalei. Easy access to beaches and trails with gorgeous morning and evening ocean and rainbow panoramas a few short steps across the road. Lovely lush views from both decks. Tropical birds and early rising roosters abound (I miss the natural alarm clocks). Hanalei beach is 10 minutes away and we spent most late afternoons in the water there. If you're headed to Key Beach and then Nepali trails you'll need reservations. Those are available 30 days in advance and go quickly whether using the shuttle and particularly if you want to drive your own car. Just a heads up. Thank you to the hosts.

Great location with awesome views
Greg W. · Oct 2023
This is a great place to stay up in Princeville with absolutely great views from all sides. The unit is very comfortable and stays nice and cool if the breezes are blowing :-). It’s located right across one of the most popular Sunset and ocean viewing spots in Princeville and walking distance to the new 1 Hotel Hanalei. Also, walking distance to beaches and the Queen’s Bath.
The unit is a bit dated, but very functional and comfortable. Some of the beach equipment needs upgrading as there’s really only one usable beach chair, and no umbrella. We ended up renting an umbrella down in Honolulu for $2.50 a day from Hanalei Surf

We had a fantastic stay! This villa was clean, comfortable, and nicely appointed (including things like beach chairs and a cooler) The views are awesome from the windows that give almost a 360 perspective. We recently stayed at this property and were captivated by its location, arguably one of the best on the island. The deck offers incredible views, and the beach is within walking distance, making it a dream destination for nature lovers.
However, our experience was marred by a few issues that need attention:
Mosquitoes in the Master Bedroom: Despite all windows and the sliding door having bug screens, we faced a nightly battle with mosquitoes that disrupted our sleep. The issue seems to stem from the screen door lacking a side bug seal, allowing mosquitoes to enter when the patio door is open.
Microwave Condition: The kitchen is generally well-stocked, but the microwave is in dire need of replacement. It's outdated and barely functional, a concern that has been raised by previous guests as well. This seems like a simple and inexpensive fix that would significantly improve the guest experience.
Misleading Listing Regarding Washer: The listing indicates that a clothes washer is available, but we were informed post-booking that it was not. This was particularly disappointing as the availability of a washer was one of the reasons we chose this property.
While the location and views are undeniably stunning, these issues did impact the overall quality of our stay. We hope the management takes note and addresses these concerns for future guests.
Having said all that, I would consider going back.

The location is wonderful! Walking distance to Hideaways Beach, Queen’s Bath, and a popular sunset watching spot is right across the street. Short drive into downtown Hanalei, grocery store, and gas station. The neighborhood is quiet and has a very relaxed vibe as many people nearby live in Princeville full time. The view from the lanai is spectacular. Beds are very comfortable. I could go on and on, but suffice it to say, it was a perfect place to stay for our family of four exploring Kauai.

We stayed here for one week, and it was truly phenomenal !! It was literally like a dream, so serene and quite with the most amazing views!! I will absolutely book a trip and stay here again. Of note, there is no air conditioning, if that’s important to you. The temperature was 70 degrees the entire time we were there, so no air conditioning wasn’t an issue at all, and the constant breeze through open windows just added to the experience. I would give 10 stars, if that were possible.

I traveled to Kauai with my best friend and her husband to celebrate our 50th birthdays. We liked Villa #33 because it was a stand alone unit and it felt private. It is the best unit among the Hanalei Bay Villas. The view from the deck off of the living room is unobstructed. We traveled during the last week of April, after the floods. One morning we counted 6 waterfalls on the mountains in the distance. At the front of the villa, there are no other houses. Across the road from driveway is a small park and the Pacific ocean below the cliff. The park was an exceptional place to take in the sunset every night. The accommodations were clean, comfortable and cozy. We everything we needed at the villa. With the exception of the occasional rooster crow, it was quiet day and night. Villa #33 is a lovely home, beautifully decorated and I am so grateful the owner allowed us to stay. I have already recommended this villa to friends and family and would love to return.

We stayed at Hanalei Bay Villas immediately following the record rains in April 2018 that led to disastrous floods and mudslides. The team at the real estate company was super patient and responsive when we called at 6:00 am their time to make sure we'd still be able to access the villa. Thankfully because of the way these villas are built on the mountain slope, there was no water damage whatsoever. The house was absolutely beautiful, clean, and well-located. We had tons of space and greatly enjoyed our four days in Princeville.

Our stay in Hanalei Bay Villas #33 was wonderful! The unit was clean and well maintained and the views from the upstairs patio were incredible. Looking straight ahead we could see the waterfalls on the mountains and to the right was the ocean. Noise levels were surprisingly low considering how close we were to the road. Property management was incredible and reached out a few times before our trip to see if we had any questions and provide recommendations for activities and dining in the area. When we arrived there was even a handwritten welcome note to us on the dining table! Overall, this was a wonderful place to stay and we fully intend to return!

With an ocean view from the dining table and views of the lush valley and mountains of the Napali Coast everywhere else, the unit's location is ideal. The home is nicely furnished with comfortable bedding, a well-equipped kitchen, two airy balconies, and ample beach gear for borrowing. A couple of resident geckos were much appreciated. A pleasant walk to the beach by the hotel, and a good jumping off point to access ocean beaches and a range of hikes across the island. We would gladly stay here again.

Our stay in unit 33 more than lived up to our expectations. We chose it for it’s location, as well as features of this unit in particular which appealed to us: tasteful and comfortable home decor and furnishings, no wall to wall carpets, and lovely views. The bed was amongst the most comfortable we have ever slept in, the unit was clean, and peacefully quiet. You can expect to hear roosters crowing, as you will pretty much everywhere on the island, but we did not find that disturbed our sleep, and in fact enjoyed waking up to that along with the sounds of various songbirds. Having spent our first week in Poipu on the south side, our second week in the north at Hanalei Bay Villas was by far our favourite, and should we return to Kaua’i we will definitely book this same unit again.

The view alone was worth whatever the condition of the house ended up being, though I will say we are generally pretty happy anywhere. I was wonderfully surprised how nice the house was, small, but wonderfully quaint, and well stocked with more good quality appliances than we could hope to use. The only complaint for us was the musty smell in the master bedroom closet, it gave my wife headaches, but despite it we'd stay here again.

This was a our first trip to Hawaii, and we made a great choice to stay here. The villa was everything that we wanted, clean, in good condition, and ideally located to all our plans. What really made it for us was the lanai at the south side of the house that was so close to the rainforest. We were blessed with many birds that came to visit, and thoroughly enjoyed listening to their calls. Fantastic, and Coldwell Banker were very helpful, professional, and made the whole process a huge pleasure! We will be back..

We needed a break and had the opportunity to spend a few days in Kauai. The condo was just as described by Coldwel Banker. Very neat, clean, beautiful views of the mountains and ocean, just a short hop to St. Regis resort. The shopping cente in Princeville was only miunutes from the condo and the store had everything you could think of. We cooked several meals in the unit and enjoyed the view from the balcony. We would definitely stay here again and we would recommend the unit to friends. A couple of thing we noted in the guest book that required attention; 1). The oven was not working; 2). The circuit breaker on the deck would trip when using the Bar B Q grill 3). The Tv controls were difficult to operate and they were not user friendly. These items did not sour our trip. Just items that should be lookded at by the owner or property manager. All in all, a great condo and relaxing experience for us.

Reviewer Comments:
The pictures in the site don't do this house justice. It is a beautiful well appointed home overlooking lush green mountains on one side and the ocean literally across the street. There aren't many homes in the Princeville area with this type of view. There are other more expensive homes and condos in the area that don't even come close to the views and solitude you get in this home. Very tastefully decorated and plenty of room, towels, designer soaps, snorkel equipment, chairs, and a well stocked kitchen. Sitting on the deck the last morning watching a light rain quietly falling on the lush greenery below and seeing a rainbow over the mountains made it extremely difficult and depressing to leave. By far one of the best VRBO experiences I have ever had.

We had a lovely stay in this villa, which is probably the best located one - just in front of the ocean where we could look at the whales dancing while having lunch! The other side of the home offers an unbelievable view on the natural beauty of Kauai. Everything was perfect. Highly recommended.

What a beautiful spot! A little cottage perched between the coast and the mountains. Spacious and comfortable, clean and well-equipped, separated from neighbouring cottages, this place was an absolute joy. The location is fantastic - having the conveniences of Princeville nearby, a short drive to Hanalei and other beautiful beaches for sightseeing and beach/water activities aplenty, this is the place to stay in northern Kauai.

We could not believe our luck when we drove up to the place. The location can't be beat! The greatest mountain views on one side and the ocean on the other. Directly across from the overlook the locals and visitors go to for sunset every night (which also makes it easy to find in the dark!). Good space inside. Very comfortable. A little lacking in kitchen wares - only a few bowls but an abundance of glasses. Also could not get the music system to work. Management staff was quite responsive when we made simple requests. Would stay there again in a minute!

We just got back from our stay at HBV #33 and had a wonderful time! The condo exceeded our expectations. The location was perfect, right across the street from some gorgeous sunset views and was convenient to the main highway and grocery store along with nearby restaurants. The owners also provided beach chairs for us to use while we were there which made trips to the beach more comfortable. The views from here were great, ocean is right across the street (can see from front door) and the lush greenery and mountain (and waterfalls when clear) views from our lanai were lovely (we miss them already). I would definitely recommend this villa to anyone looking for a great place to stay in Kauai.

Reviewer Comments:
Not enough superlatives to describe the location and setting of this place. Jaw dropping views of the mountains. A little peek of Hanalei Bay. See the ocean from the unit and as if that is not enough, for the pinch-me-I-may-dreaming view you just walk out your door, and literally across the street is a pedestrian view point with three benches overlooking the ocean and that incredible view of Bali Hai (Makana). The hardest part of staying in #33 is making yourself leave the beauty surrounding you to actually go somewhere and do something. Princeville Center and Foodland (great place for morning coffee and donuts to reward yourself for the work) made a wonderful 40 minute early walk. The St Regis is about a 5 minute walk. HBV #33 is a freestanding, 2 story unit, with lanais on both floors which look out and into the trees and mountains before you. We felt like we were staying in a tree house in the jungle from one view, and a beach house from the opposite view. There were just 2 of us staying there, but 4 could stay comfortably. We did quite a bit of cooking, and kitchen utensils etc were a bit of a this and that but worked out fine. Washing machine did some clanging but worked well. Some privacy issues with window coverings downstairs, which may have already been taken care of. Off street assigned parking spot a few steps away from unit was so handy (and also coveted by anyone driving to the viewpoint to see those terrific sunsets!) Don't miss out on those early morning views of the mountains and the ocean. We had a wonderful stay and would go back in a heartbeat! Be careful--the whole Princeville/Hanalei/North Kauai area will keep drawing you back, and back, and.......
